Design Process
The following table shows the most common path that we follow with clients in the preparation of a home design: Steps & Key Points Time & Cost First Meeting • Hear client needs and vision for project • describe Cornerstone services • discuss building site (features, views, access) • examine ideas and planning starting points • receive client input for arrangement of rooms, spaces • preferred timeline, target dates • budget • wood choices, hybrid options • systems and design implications • builder: contractor, project mgt. or self-build 1 – 3 hours, no cost Timber Frame, Floor Plan & Elevation Concepts • show structural timbers to fit preferred design in a 2D drawing or 3D computer model • obtain client input on arrangement of key spaces • generate initial timber frame estimate • client decision to proceed 5-10 days, no cost Preliminary Floor plans and Elevation • provide a detailed floor plan and elevation view(s) • request contractor trade pricing 1 – 3 weeks, 50% deposit prior to start (approx. $1.50 per sq. ft. of living space) Second Meeting • walk through of preliminary plans • examine construction details • review detailed timber frame shop drawings and/or 3D computer model • discuss material choices and specifications • note all revisions prior to final drawings Construction Drawings • complete drawing set ready for engineer stamp and construction start • build scale model of timber frame 2 – 3 weeks, balance of design fees required upon delivery ![]() |
